Sealcoating is a process where a high polymer coating is used to seal an asphalt surface. The sealer acts as a protective barrier, and essentially seals the destructive elements out. This protects the asphalt binder from detiorating thus preventing water from penetrating the surface which causes cracking and pavement failures. Sealcoating your asphalt 30 days after installation and regularly thereafter will more than triple the life of your pavement. Studies have shown that regularly sealed asphalt has 90% less cracking than unsealed asphalt.
At KCAAC we use the most durable sealer available on the market. Our Polymer-Modified Refined Tar is specifically formulated for commercial parking lots and high volume traffic areas. We use additives designed to ensure faster cure times along with increased durability on all projects. The application rate varies from project to project and is unique to every parking lot depending on the volume of daily traffic. We recommend two coats of sealer on most surfaces and sometimes a third coat in the high traffic areas for best results.
We understand that due to the nature of the application and cure times involved, that parking lot traffic will be affected. KCAAC goes "above and beyond" to minimize any disruption to your business. We work closely with our customers to come up with a strategy to keep your business running as smooth as possible during application. Sealcoating in sections, on weekends or at different times of day or night are a common practice. Our customers always come first.
• EXTENDS LIFE SPAN
Sealcoating slows down the aging process of asphalt considerably. Chemicals such as gasoline and oil destroy the binder while UV ray, water and oxygen dry it out. Sealcoating forms a protective barrier over the asphalt binder and keeps harmful elements out.
• PREVENTS WATER PENETRATION
The penetration of water into asphalt accelerates deterioration. Sealcoating prevents moisture intrusion from rain and snow preventing damage from freeze/thaw cycles.
• PROTECTS FROM CHEMICALS
Oil and gasoline deteriorate the exposed asphalt binder and softens it. Sealing asphalt provides a barrier that is resistant to harmful chemicals.
• IMPROVES SAFETY
Sealed asphalt attracts more heat from the sun, causing ice and snow to melt faster. Reducing the possibility of pedestrian injury and traffic accidents.
• EASIER TO KEEP CLEAN
Our commercial grade sealcoat provides a non-porous surface. Water and debris slides off the surface when cleaning. Sealed asphalt also dries quicker which means less time for moss to grow.
