WHAT IS SEALCOATING?
Sealcoating, or pavement sealing, is the process of applying a protective coating to asphalt-based pavements to provide a layer of protection from the elements: water, oils, and U.V. damage.
WHAT DOES SEALCOATING DO?
Sealcoating acts like a protective shield and covers surface voids. When asphalt is sealcoated, exposure to UV rays and oxygen and the possibility of gas or oil penetrating your asphalt is reduced. It is also a great waterproofing material.
WHAT IS THE BEST TEMPERATURE TO SEALCOAT ASPHALT?
Sealcoating should be done at temperatures starting at 10 degrees Celsius and rising. When done in colder temperatures than this, the sealcoat may not adhere to the asphalt properly.
HOW OFTEN SHOULD ASPHALT BE SEALED?
Sealcoating should be done every 3 – 5 years depending on weather conditions and the amount of use your asphalt surface gets.
HOW LONG DOES IT TAKE FOR SEALCOAT TO DRY?
During the warmer months the drying time can take 3 hours or less and 8 hours or more during the cooler months.
WHY SHOULD I SEALCOAT?
This is a very effective method of maintaining your asphalt, it slows down the effects of UV light, oxidation, and provides a barrier against petroleum and other harmful elements. Regularly sealcoating asphalt can triple it's life span.
HOW LONG UNTIL I CAN DRIVE AND PARK ON THE FRESH SEALCOAT?
It is recommended that the asphalt is not opened up to traffic for a minimum of 24 hours. This may decrease or increase depending on the weather and the amount of shade that is covering the asphalt. We can reduce cure time with special additives when necessary, for example, sealcoating a drive-thru that needs to be in service as soon as possible.
WHAT TYPE OF PREP WORK IS REQUIRED PRIOR TO SEALING?
After repairs and any crack filling are completed, the surface will need to be clean and free of debris and vegetation. We prepare the surface by using power blowers, power brushes and heat lances. Any fluid spills that can’t be removed are treated with a prep seal to prevent any bleed-through of the new sealcoat.
WHEN IS THE BEST TIME TO SEALCOAT?
Sealcoating is best done during summer months. However, the spring and fall often have days warm enough for sealcoating.
IS SEALING CRACKS COST EFFECTIVE?
Definitely. Routine crack repair maintenance can triple the life of your pavement.
WHEN SHOULD I SEAL CRACKS?
It is always best to have them sealed immediately. If left unsealed, moisture will penetrate, weakening the pavement and the sub-base causing further deterioration in the asphalt.
WHAT WILL THE FINISHED PRODUCT LOOK LIKE?
Once completed, your asphalt will have a uniform black matte finish. The change is quite dramatic, and curb appeal is greatly increased.
